Navigating the world of real estate investment can feel overwhelming, especially when traditional financing falls short. Consequently, many investors turn to hard money lenders like DFW Hard Money for quick, flexible solutions. Based in Arlington, Texas, DFW Hard Money positions itself as a reliable partner for real estate investors across multiple states. However, while their promises of fast funding and streamlined processes sound appealing, a closer look is essential to determine if they truly deliver. After extensive research, this review explores everything from their loan offerings to customer feedback, ownership details, and more. For those considering a partnership with DFW Hard Money, this article, crafted with insights from Capital for Real Estate, Inc, aims to provide a balanced perspective.
Primarily serving the Dallas-Fort Worth (DFW) metroplex and beyond, DFW Hard Money targets investors needing capital for fix-and-flip projects, rental properties, and other real estate ventures. Unlike banks, which often impose strict credit requirements, this lender emphasizes asset-based lending. In other words, they focus on the property’s value rather than the borrower’s financial history. While this approach can open doors for many, it also raises questions about transparency, costs, and reliability. Therefore, we’ve dug into their services, geographic reach, and reputation to assess whether DFW Hard Money stands out in a competitive field.
Real Estate Investing and Commercial Real Estate in DFW Hard Money’s Regions
The regions where DFW Hard Money operates—spanning Texas, Oklahoma, Colorado, Missouri, Kansas, and Georgia—boast dynamic real estate markets. Specifically, the Dallas-Fort Worth area, a key hub for their operations, remains a hotbed for investment. Rapid population growth and economic diversification fuel demand for both residential and commercial properties. Meanwhile, cities like Atlanta in Georgia and Denver in Colorado also exhibit strong investor interest due to robust job markets and urban development.
Transitioning to commercial real estate, these areas show resilience despite national economic shifts. For instance, DFW’s commercial sector benefits from a surge in corporate relocations, driving demand for office and warehouse spaces. Similarly, Oklahoma City and Kansas City offer affordable entry points for investors eyeing rental properties. However, high interest rates and construction costs pose challenges. Nevertheless, hard money lenders like DFW Hard Money thrive in this environment by offering speed where traditional lenders lag, though their higher rates warrant scrutiny.
DFW Hard Money Loan Programs and Services
DFW Hard Money’s website highlights a range of financing options tailored to real estate investors. Below, we break down each product and service identified after thorough exploration of https://dfw-hardmoney.com.
Fix-and-Flip Loans
Designed for investors flipping properties, this loan program promises quick funding to purchase and renovate homes. Typically, DFW Hard Money offers up to 90% of the purchase price and 100% of rehab costs, depending on the deal. Because speed is critical in competitive markets, their in-house evaluations eliminate traditional appraisals, potentially accelerating closings. Yet, the lack of detailed terms—like interest rates or fees—leaves room for skepticism about overall costs.
Rental Property Loans
For investors building a rental portfolio, DFW Hard Money provides financing to acquire or refinance income-producing properties. Unlike fix-and-flip loans, these may offer longer terms, though specifics remain vague on their site. Consequently, borrowers must contact them directly for clarity, which could signal either personalized service or a lack of transparency.
Bridge Loans
Bridge loans serve as short-term solutions for investors transitioning between properties or deals. For example, an investor selling one property to fund another might use this option. While DFW Hard Money touts flexibility here, the absence of published rates or timelines makes it hard to gauge affordability upfront.
Commercial Property Loans
Beyond residential deals, DFW Hard Money extends financing to commercial projects like office buildings or retail spaces. Given the complexity of commercial real estate, this service appeals to seasoned investors. However, without clear eligibility criteria, it’s uncertain how accessible this option is for smaller players.

DFW Hard Money Reviews
Customer reviews from their Google Maps page, https://maps.app.goo.gl/9hyucnegb4pgzpuv5, offer firsthand insights:
- Wayne – DFW is the best private loan team I have ever worked with in 27 years in the business. Missy & Laura are extremely detail oriented, organized and extremely responsive. Lynn Boyer personally flew out to meet me and my team prior to closing our loan and he is an outstanding financing partner to work with. I highly recommend anyone with a quality project in need of private funding contact DFW!
- Jonathan Coffey – This was my first opportunity to work with DFW Hard Money. It took less than 24 hrs for a rep to get back to me and help facilitate our transaction. Missy did a phenomenal job getting our loan pushed through and to title on time. The rates were fair and no haggle. I would definitely work with and recommend them to my clients on future deals.
- Edgar Gonzalez – DFW has always been the lender of choice for fast closings. Every time I have an investor client that needs to use Hard Money, I send them to Stephanie. She’s super knowledgeable and understands Investment real estate. If you are looking for someone that is always on their A-Game, and can get the job done, contact Steph! 10/10 will recommend
- Joshua Doherty – My business partner I have interviewed all the hard money lenders in KC! Most of them are no different than a pay day loan with a ridiculous interest rate. Plus 12-15% at closing based on ARV while paying a monthly interest of 10-15% depending on credit. We just pay the monthly interest payment and paid closing cost when we purchased. We have a 10% interest rate on a 6 month note. Closing cost which was mostly broker fees between the seller and DFW with Missy Courtney. I didn’t have any problems with the fees as they were reasonable and nothing like other hard money groups. When we’ve submitted draws they have been paid the next day via direct deposit with absolutely no argument using pictures to prove the work has been done. Very easy company to work with and all of our deals will go through them from now on. Plus we didn’t have to do a 3rd party appraisal with someone that has no idea of the market at which they are appraising. I definitely recommend them and Missy will answer any questions you have throughout the process!
- Abel Acuña – DFW Hard Money is an excellent business partner! Their team is very prompt, responsive, and knowledgeable. Working with them has been easy, and they always go above and beyond to help me secure the funds needed for my investment real estate business. Thank you – looking forward to more work together.

No appraisal, no inspection, and quick closing. Highly recommend this company and team.

- GA – I rate 3 so far because we’ve only been dealing with DFW through Stephanie in the Atlanta office getting info. etc. We haven’t actually pulled the trigger on a loan. She’s been super helpful in ALL we’ve asked. If you’re doing a cosmetic flip or have a efficient team that can turn a flip quickly you’ll be fine. If you are popping tops/adding square footage you might look for different funding because their loans are mainly 6 months so added interest would follow. They’re also higher in interest because of their desktop appraisals & from what I’ve heard quick closings. If I had a quick cosmetic turn around I’ll give them a shot.
- Dustin McClung – Missy Courtney and the team at DFW Hard Money is the best lender I have ever had the pleasure of working with in DFW.
